Should I Buy Now or Wait for Mortgage Rates to Fall?

There's no universal answer — but there is a useful framework for thinking it through.

Waiting for rates to fall is a reasonable instinct, but it comes with trade-offs that are easy to underweight:

Reasons to consider buying now

  • Less buyer competition often means more negotiating room on price and terms
  • You can refinance later if rates drop — you can't "re-negotiate" a home price you missed out on
  • Rent paid while waiting doesn't build equity

Reasons waiting might make sense

  • You need more time to save for a down payment or improve credit
  • You're not confident in your job stability or timeline in Denver
  • You haven't found the right property yet — rushing into the wrong home rarely pays off

A common strategy is to buy when you're financially ready and the home is right, locking in today's price, and revisit refinancing later if rates meaningfully improve. Timing the market perfectly on either side is difficult even for professionals — the more reliable question is usually "am I ready?" rather than "where are rates headed?"
