Denver Closing Costs: What Buyers Should Expect

Closing costs in Colorado typically run 2%–4% of the purchase price. Here's what's usually included.

Lender & loan fees

Origination charges, underwriting and processing fees, credit report fees, and appraisal costs.

Title & recording

Title insurance (owner's and lender's policies), settlement/escrow fees, and county recording fees.

Prepaid items

Several months of prepaid property tax and homeowners insurance placed into escrow, plus daily interest from closing to month-end.

Other common items

HOA transfer or setup fees where applicable, a home inspection (often paid earlier in the process), and any negotiated seller concessions or lender credits offsetting the total.

On a $600,000 purchase, 2%–4% works out to roughly $12,000–$24,000. Buyers can sometimes offset part of this through seller concessions (especially in a more balanced market) or a lender credit in exchange for a slightly higher rate — both worth discussing before you write an offer.
